Chocolate Factory Transportation consultants Pinnacle Transportation Ltd have been working on a Small Parking Space Strategy to make sure parking at The Chocolate Factory can be maximised, and reducing the need for on street parking by residents and visitors.

The consultants are planning for 10-15% of the spaces to be designated "small car spaces" with a maximum car length of 3.75m. Whilst not all cars will be small, particularly as there are up to 54 3/4-bedroom family

apartments or houses on the site, this thinking certainly reflects suggestions from residents and planners. A sample of cars in the various categories can be found on this site.

Cars under a maximum 1.7 X 3.5m dimension include the Citroen C1, Peugot 107, Kia Picanto, Smart Fortwo and Fiat 500.

Cars up to 3.75m include Ford Ka, Renault Twingo and Toyota Yaris.

Car Club plans
move ahead

Evidence from similar developments indicates that the Chocolate Factory could expect a 10% sign-up from residents for an on site Car Club.

Over time, this could equate to approximately 25 Car Club members. Take up of Car Club membership has been as high as 20% in London, and Squarepeg sees this as a realistic target for the Chocolate Factory, given the location of the site. Initially two Car Club spaces will be allocated on the site. An existing Car Club scheme is starting on Co-operation Road in the near future.

From rooftop terraces and semi private courtyards through to the open public square, providing open space for residents and visitors alike is an important priority.

The combined residential and work spaces areas, which re-use most of the existing buildings, link with walkways and stairs, providing safe and easy access to public spaces, including the cycle path. Separate courtyards and communal space has also been developed between buildings 4 and 5.



Residents concerns influence commercial vehicle access

Concerns regarding large commercial vehicles accessing the site have led Pinnacle Transportation Ltd, to recommend a 3.5 tonnes maximum restriction on the size of vehicles that are allowed to access the site from Co-operation Road.

Any suppliers needing commercial access with larger (3.5t>) vehicles will have to use Greenbank Road and will turn around on site to egress the development.

There will also be a restriction on servicing to commercial premises with vehicles only permitted Monday - Friday 8am - 6pm and Saturday 10am - 4pm and no general servicing on Sunday. Access for residential deliveries will also be via Greenbank Road although there will be no restrictions on the servicing times for residential properties. The Management Company will be empowered to enforce all of these restrictions.
